I’m proud to say that we do not charge those ridiculous service fees that the big booking sites do. That’s why it is guaranteed cheaper to book through this site.

ALEP member certificate

All our Vacation Rentals are licensed by the Portuguese Tourism Office. We are also a member of the Portuguese Vacation Rentals Association, called ALEP (member number: 1573).

Our flats are located in Vila Nova de Gaia, in Santa Marinha neighborhood. Each of them has its own characteristics such as a great view to the city of Porto or a nice balcony to the square of the local church. So whether you are planning a romantic getaway, a vacation with family and friends or simply a restful city break, we have furnished and equipped our flats to make sure you feel comfortable.

The flats are located on a building with two floors. On the first floor there are two apartments and on the second floor the other two. These floors are accessed thru flights of stairs.

To access the properties, you use the code provided. Just type it on the numeric keypad on the wall next to the door. Refer to the instructions sent to you after reserve confirmation.

Port Wine Flats respects your privacy and complies with all applicable legal rules, both those of the European Union and Portuguese, regarding data protection, privacy and information security. Please refer to our Privacy Policy, which is part of these Terms and Conditions.

When you, the Guest, hereinafter referred to as Client, book one of our vacation properties you, and accompanying persons, automatically agree with this Terms and Conditions.

Booking Conditions

To confirm the booking, the Client must make the respective payment, in accordance with the terms set out in the advertisement.

The price, for the selected period of stay, is that announced at each moment on the page of the flat, given by the booking system of the web site.

Booking

The Client, must be at least 18 years old and must remain in the booked accommodation during the entire stay. Guests under 18 years of age can only be accommodated if accompanied by an adult who is the Client.
The Client must provide, at booking time, a valid telephone number and email address.
The Client and his companions will be responsible for paying the tourist tax in the amount determined by the City Hall. This amount is not included in the price and will be paid separately. In the absence of this payment, the Client expresses authorization for such amount to be directly deducted from the amount delivered as a security deposit.
The Client expressly assumes full responsibility for the behavior of all persons accompanying him/her, being jointly and severally liable for all possible damages caused by them, whether of a patrimonial or non-patrimonial nature, including damages caused to third parties.
The Client and accompanying persons must provide, within the period up to the check-in date, all information relating to their identification: name, date of birth, place of birth, nationality, identification document number (citizen card or passport) and country issuing the document, through the Accommodation Bulletin or by other means.

Booking Cancellation Conditions

The Client can cancel the reservation free of charge up to 14 days before arrival, and the total amount of the reservation and security deposit will be refunded. The Client will be charged the full amount of the reservation if they cancel within 14 days of arrival. The total amount of the security deposit will be refunded.

House Rules

The silence period lasts from 10pm to 8am of the following day.
The following is not allowed on the properties, under penalty of immediate termination of the stay, with loss of all amounts already paid:
● Holding parties or events;
● Permanence of companions, other than those identified in the Accommodation Bulletin or by other means, who use the apartment on a daily basis;
● Smoking or irresponsibly using fire inside the properties;
● Permanence of pets;
● If excessive noise is reported, police will be called and a fine will be issued
● Any activity or use contrary to the purpose for which the property is intended, and that jeopardizes the integrity of the building, or that violates the house rules expressed in the advertisement.

Garbage must be removed from the accommodation and deposited in the existing containers on the street near the property.

Do not forget to turn off taps, lights, TV, machines and air conditioning before go out. Also be sure to let the door closed.

The Client undertakes to deliver the Property in a state of cleanliness and order like the one it was in when it was received. If the Property is abnormally dirty on check-out date, an additional cleaning fee will be charged, with the amount of one night, giving the Client express authorization for such amount to be directly deducted from the amount delivered as security deposit.

To guarantee any damages foreseen in the previous paragraphs, the Client, at the time of booking, will deliver to Port Wine Flats an amount, as a security deposit, which will be refunded after the check-out, if there is no damage to the Property.

Please note that we are not responsible for any damage that directly or indirectly results from the improper use of the flat, including damage, theft, insecurity, illicit behavior, misuse of equipment. The same applies in relation to any deficiencies in the supply of electricity, water, internet, television. We will use reasonable efforts to find a solution, not being responsible for services provided by third parties.

You are using our home at your own risk. We will not be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.

ARRIVING & LEAVING

Checking in and out

Checking in

There is no reception. Check-in takes place after 5 pm and is preferably autonomous (self-check-in), through a key code that allows access to the apartment during the reservation period. Upon check-in, identification documents may be requested from the Client, as well as from all guests, for the purpose of confirming the information provided.

Checking out

Check-out is until 11 am and all guests must leave the accommodation by the scheduled time.
Before you leave, I request that you:
● Let the dishes washed;
● Turn off all the taps, lights, TV, machines and air conditioning;
● Shut the windows and close the door;
● Please let the house as you found it;
I also request that you leave a review to let us know how your stay was.

cleanliness is a must

Cleaning

The property is carefully prepared, being deeply cleaned and disinfected prior to your arrival, following the recommendations of the Health Authorities and the best standards of the industry.

If you need additional cleaning services please let us know at the time of booking. This service will be charged apart from the booking rate, and its price will vary depending on the property and number of guests.

There is a paid laundry service: on the first floor you can find the laundry with a washing machine and a drying machine. The price is presented on the machines.

Tourism tax, sef form ANd final DISPOSITIONS

Formalities & Taxation

Tourism Tax

Tourism Tax is for the city council. It must be paid at the time of booking. Its value is:
● 2€ per person over 16, per night, for check ins from April to September
● 1€ per person over 16, per night, for check ins from October to March
In both cases the Tax is charged for a maximum of 7 nights.
For example:
A family, father and mother, with two children of 16 and 15 years old, book 10 nights in May. The Tourism Tax due is 2€ x 3 x 7 = 42€.
Another example:
A group of four girlfriends book 5 nights in November. Three of them are older then 16. The Tourism Tax due is 1€ x 3 x 5 = 15€.

The other taxes are included in the price.

Fill in the SEF Form

The Portuguese law imposes the filling of the SEF (Serviço de Estrangeiros e Fronteiras – Foreigners and Borders Service) form by all the foreign visitors.

To fill it yourself, use the Accommodation Bulletin link we sent to you at the time of reservation. Otherwise, send me the information needed by email or WhatsApp, for every guest. We’ll fill it for you.

The information is: name, surname, birth date, residence country, nationality, identification document, number, issuer country.

The key code to open the doors can only be sent after the guest fills in the SEF form or send the information above to us.

Changes and applicable jurisdiction

Port Wine Flats reserves the right to update its Terms and Conditions at any time as necessary.
Port Wine Flats and the Client undertake to reciprocally fulfill all obligations assumed in these Terms and Conditions, with the Client being subject to the immediate removal of people and goods from the property, in the event of non-compliance with any of its obligations, consequently losing all amounts already paid for the stay, except the value of the security deposit, if there are no damages to the property.

Consumer Disputes

For the resolution of disputes arising, including situations that are not provided for therein, the consumer may resort to:
